The MBS Highway National Housing Index rose three points to 48 in April 2025. While this marks the fifth-straight month of increases, buyer activity remains slightly cooler, and price direction significantly cooler, than at the same time last year.

New Home Sales (Feb 2025)
Signed contracts on new homes saw a 1.8% increase from January to February, reaching a pace of 676K units – just shy of estimates. Plus, sales are up a solid 5.1% year-over-year!

Existing Home Sales (Feb 2025)
In February, existing home closings exceeded expectations, increasing by 4.2% compared to January when sales were sluggish to start the year. Additionally, inventory rose by 5.1%.

Pending Home Sales (Feb 2025)
Pending Home Sales, which track signed contracts on existing homes, rebounded 2% from January to February, following a two-month decline. However, sales were still down 3.6% compared to the same period a year earlier.
